I have my personal homes and an adult disabled daughter's home in a Trust now. 

We purchase in bulk and only add one female and one male razor. at $0.50/razor it only adds $1 per reservation in costs. 

Eventually, I’d like to use the money I make from wholesaling to get into some BRRRR deals, and multi-family properties, and then maybe for nostalgia ill try my hand at straight flipping as an adult.

I realized later after agreeing to take these ppl on and saw on the lease they are adult children and all three on the lease have different last names.

The 16 year olsd is probably going to be having friends over quite a bit that spend the night.....and of course the adult companion (male or female) will be there a LOT with a child of their own.

Household formation slowed down as many people/families doubled up or adult kids stayed with their parents or moved back in with them.Even so rent demand picked up, because we went from around a 67% home ownership rate to about 63%.
