My workflow is much more involved with these types of tenants and includes a tour and I'm screening the tenant and the business I'm working with.

In early 2017 I went to visit the Alabama markets of Montgomery and Huntsville with a RWN tour. 

Maybe he joined a Cult, maybe he is on a milk carton, maybe he is touring with Phish, maybe he had a life moment like Peter Gibbons on Office Space or Patrick Bateman on American Psycho.

the reason I know a little about some places and a lot about others.. is I have been doing this all my adult life and I lent money in 20 different markets from 2001 to now.. and I don't just sit behind a desk I go there I average almost 100k miles a year and spend 45 to 60 days in Hotels.. my clients are local flippers or turnkey guys.. so I get the full tour the deep dive into a community then we go have the best dinner we can find  :)  which is why I am not skinny !!!
