I’m renovating a client’s house for sale right now that was collecting below market rents.I prefer to help my clients build wealth through various hold techniques like live-in flips and helping them with value add renovations.For cash flow, we traded one BELLEVUE property and executed a reverse-improvement exchange, and a forward exchange to buy in Florida and Tacoma... just in case the market turns this will provide a softer landing.

I like those areas around Woodward as well, although the further north you go the more expensive and less returns you will make.One word of caution on using the delayed financing technique in your acquisition plan.

However if you only invest it in training, then at the end you have lost $50,000 and still don't own anything.There are a lot less inexpensive ways to learn about real estate in my opinion.Don't fall for any high pressure techniques from any guru.....the typical scenario is to go to a free 2-3 hour training session.
