As the other responders have said you have to be very careful about reading magazine articles and then taking a one dimensional view ignoring general  demographics while looking at individual market  statistics. 

Check Airdna statistics they are usually a good guide and the benchmark that most STR lenders use to determine DSCR!

Make certain that you underline and bold correctly and that your calls are first and third in your flow.

But whatever you do, think BOLD.

I have written several posts here on BP that have some statistics in them (you can search through my posts).You will get something like 85% of your deals at or beyond your 5th mailing.

To that question, I answer when it will actually make a difference.I refer to this as statistical relevance.

Thank you for sharing that tip.. this is what I've been after, short of knocking on the doors of garage-convo homes I see in my neighborhood... and I'm not that bold so this is SO appreciated!!
