All-in, I bet rent increases need to be 7-10% minimum just to keep from sliding backwards, and if I don’t budget properly for those increases in order to make the mortgage payments, we’re all homeless together.

However, keep in mind a place being used for STR arbitrage is viewed as an asset and is treated as such (minor repairs made regularly often without bothering you and cleaned between each stay), whereas even the BEST tennants in the world view your property as a liability and will let cleanliness and minor stuff slide over time.

Some localities will require that glass that isn't above a certain height above the floor will have to be tempered (also true for windows in a bathroom).

If the hinge pins are worn, the door can move a little bit left and right in the frame - imagine that the door is closed and you are pushing sideways on the door knob, pushing the knob towards the frame, as if it were a sliding door - that's the direction it would move in.To check the pins, you can either use a screwdriver to pry the hinge pin up a little and then pliers to remove it the rest of the way, or use a hammer and a nail to knock the hinge pin out of the hinge.

Even before doing that it could be beneficial to get a contractor out there to quote the job as you'll have his measurements for validation and he might point out things you might have missed (where tempered glass is needed, where jamb extension might be needed, potential one-off issues...etc).
