this OP should count himself lucky in this scenario its a pretty wild market out there I mean you get offers and then you sign a counter its out for signature but then a much better one comes in and the buyer is late to sign and you take the other offer sign and date it and time stamp it and the orginal buyer is out and not to happy it happens.. however as we know  TIMES is of the ESSENCE and especially now..

@Adam Fortier I use email if the file is small, otherwise I use Gdrive for signing leases and other 'non-serious forms' that don't require signature/ proof of delivery.

They have all these strict rules posted about reply timelines, 24 windows for signatures, etc but were not ready themselves to meet some of these timing deadlines on paperwork.

I was the bidding winner on 2 properties:1st property was almost 2 months ago and yet to close on it, due to some deed and title issue2nd property was 3 weeks ago and per auction.com the seller hasn't given them the "OK" in writing to send the contract to them for signatures.
