I slapped some oil based KILZ primer on it and just got done throwing the 2nd coat of compound on it today.

That's like putting one of those oil change stickers in your car window.Also, i didn't even think about putting some of those basic details on tenant invoices, another AMAZING idea.Thank you!

Can you please elaborate on how an investor can buy an oil lease for a 100% ROI or more?

I've tried wholesaling but given the desirability of this area, most homeowners think they have oil under their property and can sell for far more than I can offer them.It seems like my only option is to buy a double wide or invest in REITs - neither of which overly thrill me. 

Whale oil was a giant industry, then along came this Eddison guy and his light bulb and "poof" that industry is dead.

The two larger cities were hard hit due to oil prices.  

I know a local investor who spent tens of thousands of dollars remediating a site he purchased unseen after he discovered the neighbor had been using it as a dump for his used engine oil.

Kind of like raising earthworms or Ostriches for skin care oil.  

The shale oil fields in the Dakota oil fields sprung up over night and created huge opportunities, then disappeared almost as fast.
