If you are renting  5k a month ocean front condo, then I would be concerned.If this is a 1k rental in a b-c area, I would be more concerned with job history, evictions and criminal record.

I have found that issuing clear screening guidelines up front with the application that includes requirements such as verified income three times the rent, acceptable credit, 2 years of favorable rental history, no criminal record, etc.

I haven't been in that situation exactly, but had a tenant up and leave in the middle of his lease (inherited tenant who was mad that we weren't going to renew based on his income and criminal record).

It is unanimous, don't quit your job.I will be very honest, if you quit a job because you were having disagreements with your boss or co-workers that were not actually criminal offences, I would not hire you, and neither would any hiring manager I know.

As far as I know nothing federally, only local or state regulations would make you evaluate an applicant, but not necessarily accept, they have to go through the screening process like everyone else (credit, criminal etc.).

If you are concerned about crime, use louisvilleky.gov they have a crime map that allows you to determine the type and amount of criminal activity for an area.
