Now in regards to the databases that have alot of information on you then lexusnexis would be a big player.

There are good and bad players in the turnkey field like all other REI, as well as the competent & incompetent. 

One I am in pays 7%+ for example and some new players pay double that ( non public).

If it booms then 500k can become 3 or 4 million.Those players understand the risk/reward ratios and are okay with it.

The schools are great in this area, lots of hospital jobs, military bases near, and navy federal credit union banking jobs.Pace high school is also a breeding ground for baseball players and the best school in this area of Florida.

Otherwise, I recommend hoarding cash and wait for the largest financial player to reinstate pre-covid rules and level off the market. 

And as a “rational economic player” I will seek out and ensure I receive all the advantages that the tax scheme allows, that’s what the government wants me to do.

You certainly dodged a bullet....a whole arsenal.
