I see a lot of scenarios with stubborn sellers who list and stay on market for months and months at a time and never sell because they think their house is worth $100k over the actual sales comps in their neighborhood.However, with all that being said, there are deals to be had.

When its a proforma which appears to be what you are looking at the price is usually flexible unless its in a hot area or the seller is stubborn with the asking price and has no actuals.On the other hand you will see seller provide actuals and are firm with the asking price or have some flexibility.

Seems that's what this property has going for it.It may seem as if I'm stubborn about this program I am making but I'm just trying to answer in as detailed as possible because I see the numbers here and know the information that in it is pretty solid.

It has some very powerful search tools and over half the properties in the state that have been sold in the last 18 years are on it in some capacity.I encourage everyone who is considering getting into this seriously (and particularly those who are already taking the classes) to license up as it can give you a lot more flexibility on how you make money in real estate.Overcoming objections from stubborn sellers with preconceived notions about value is something we're doing already anyway.Hope this helps,Wm (licensed broker)

I agree with @Nathan G. and would just reiterate to the tenants that despite the stubborn stain, the carpet was professionally cleaned prior to their move-in.This is a situation where your leasing procedures and lease document can either protect you or sink you.
