They take the roof over their head for granted because they think you will not play hard ball.  

Managing STR's and owning STR's are two different ball games. 

I don't say that to be negative, but all policies will favor tenants and tax the investment; either you play ball with institutions/HNW or get the F out and sell to them.

I would get that ball rolling the second after you sign the papers for the owner financing.

However just so many factors involved, no one has an accurate crystal ball.
