My opinion is using QuickBooks throughout the year (qtrly or monthly) should avoid sifting through receipts at the end of the year.

This has proved very convenient for me as she's able to get me info on properties very quickly, but she doesn't work actively as an agent, as she is also a full time appraiser, so I don't want to bother her to sift through the MLS for me all day long, and I'm more than willing to help another agent get paid if they can bring me a deal worth doing.

I have looked on Costar for individuals who have done 1031 Exchanges, peeped at alternative websites who act as either a brokerage or glorified listing service, called into my local networks, sifted through hedge fund managers, etc.

Think about it:  If you have a 3 bed 2 bath townhouse in Woodbridge and list on Zillow/Craigslist, you have to wait for tenants to find it themselves, then sift through all the junk inquiries.
