It's a tough spot when the delays aren't from the city but from contractors not staying on top of things or communicating early enough.In places like just outside Chicago (Cook County, etc.), once the scope of work hits a certain size  especially with structural, layout changes, or major systems  the city often flags it and asks for stamped architectural plans, even mid-process.

And the moment anyone threatens this system they cry out "but who will wash our clothes, mow our lawns, cook our food...." sound familiar. 

Perhaps your GC could do $15k-$20k per month if they're really "cooking", which would put it at 5-7 months in my opinion.

Providing all the necessities for cooking and cleaning up.  

I mean, last time I wanted a chef, I just went to a hibachi grill place so we could all watch the guy cook and do the tricks.

I have to wonder how many other MSA's in this have similarly cooked data. 

Fewer buyers, but less competition too.If you’ve got deals cooking out there, someone will bite.

If one of those guys relapses and cooks meth it will be really bad and not only will everyone have to leave but you won’t ever be able to sell the place atleast not for fair market values .

Just have to cook everything in and hammer away at the sales price.
