But at the same time, being “on call” or chasing trades can be a headache.What if I were to create a service that ONLY handled landlord tasks — not rent collection, not tenant screening, not managing the whole property — just the annoying one-off things like:Coordinating with a plumber/electrician when something breaks.Doing move-in/move-out inspections with photos/video to document condition.Overseeing a turnover (cleaning, patch/paint, locks).Handling those random city compliance to-dos (smoke detectors, inspections).Basically: you keep control of your property and tenants, but you can call someone local to be your “boots on the ground” when you don’t want to drive across town or deal with contractors.My questions for you:If something like this existed in your city/town, would you use it?

no cash flow or income will be generated for years - and so this could potentially set you back in terms of being able to afford a primary.as for what features you want in a primary - that's all up to you. just don't buy the hype about investment properties.CRM - since you have 0 properties, i wouldn't worry about this yet.hope this helps.

Let me add some new wisdom to this.Try not to see social media as "just another channel to try my luck".It is not a separate thing, especially doing SEO or paying for ads.When it comes to lead generation, it is not (just) about generating that lead.

Hi all, My eviction attorney told me something interesting: that if I send a tenant a lease renewal with a rent increase, the renewal must also include a notice to vacate — otherwise it’s not legally valid and is basically worthless.The reason I’m confused is because the official lease software I use (which is supposed to generate legally compliant leases) does not include any notice to vacate when preparing a rent increase renewal.
