As @Chris Seveney said, it will give you insight into what you can afford, and even if a property is a good deal. 

@Pantelis Pantelides not sure if you found a solution but if you are out of state and looking to manage yourself but need on the ground help, a leaseing agent and using the platform hemlane is a pretty good way to go. 

Where is the to good and bad areas, what a good buy looks like today, what about it makes it a good buy, what makes something a bad one.

Bottom line—having a good agent can help you move fast and negotiate smarter.

The problem with your stated goal of cash flow is that real estate is not very good at cash flow.
