When Andrew sold us the program, he promised that, after some trial and error (less than 6 weeks he estimated), it would be possible for them to understand and correct poor results.

(f) In accordance with Code § 704(c)(1)(A) and Treasury Regulations § 1.704‑1(b)(2)(i), (iv), if a Member contributes property with a fair market value that differs from its adjusted basis at the time of contribution, income, gain, loss, and deductions for the property shall, solely for federal income tax purposes, be allocated among the Members so as to take account of any variation between the adjusted basis of the property to the Limited Liability Company and its fair market value at the time of contribution.

That saves you a ton of trial and error.Ask in forums like this one (BiggerPockets) - lots of investors are happy to share their contacts, especially if they’ve had a good experience.Join local Facebook groups or investor meetups tied to the market you're targeting - even if you're out of state, these groups often know the best investor-friendly professionals.Talk to other investors who are active in that market and ask who they trust for property management, lenders, contractors, etc.Think of it like building a referral-based dream team - the right people will make your out-of-state investment feel much more local and manageable.
