The younger generation is also way more environmentally conscious and is tired of seeing large chunks of land bulldozed and cleared to squeeze in as many houses as possible. 

So the point is, there needs to be some element of reward in exchange for risk…And again, the beauty of capitalism, which is the beauty of America, is that you can play both sides….

I usually respond to their emails with a statement of  requirements, a reminder of key elements of the property, and an open house date if they are interested.I track any answers to any screening questions when I talk to them and anything they volunteer so I can remember who they are. 

but yes, we have to pay attention to new laws, and deal with tenant friendly advocacy....  ...I would love to hear how you are mitigating your business risk with all these elements coming down the 'pike. 

They all had to deal with adversity, from others (people from the family not believing in their vision) from the business, and also from themselves (self doubt, poor decision) and sometimes from the elements (I am sure people who were n the middle of flipping houses when COVID hit will back that up...); on the positive side, it shows there is not one path to success; The fact you have so many books cited as having an impact in their life and their journey, is a hint but it is also confirmed in their interviews.

It's not too beige or deep of a color.There are so many elements to a home, paint is one of them, but what about the trim and cabinets and countertops too?

I am a civil engineer (structural and environmental), the good thing about my education and experience that i could get better prices and solutions for the construction cost. and I could know how much the construction cost in the real estate deals, which is a key point in the real estate investment.  

I prefer to stay in my local market because adding distance adds and element of risk.  

On some level it means that there are some passive elements to the investment.  

You can also lose everything, which is why money management and risk management are the most crucial elements of successful day trading and more importantly those are why nearly all day traders fail.
