The lost profits in one year of adding value and/or generating cash flow (plus principal reduction) can offset a substantial decline in value. 

Applying the standard rate reduction of .6% and the 5% higher DP reduction of  .5%, we can save 1.1% doing a 15 yr with 25% down. 

There is evidence of a substantial reduction in the opportunity to pick up 8+ units out in the Springfield area.

Only advice I would give is to never give rent reductions.

@Will Costello,Hi Will,The stats I've seen are showing about 50% of existing listings of homes for sale have price reductions.
