As for the comparison to H1N1, I can say from personal experience that I almost lost my then 2-year old daughter who's 107 degree fever wouldn't come down.

Given that our old 75 gallon didn't hold up with 2 teenage daughters I switched to NG on-demand & they never complained again in the 4 years they continued to live there & that included catering to their sleep over guys. 

It will take skills to even get to marrying the magnate's daughter (or son, as it may be). 

I know you mentioned duplex so one side can help pay your rent, but if you own a single family and rent out individual rooms, you can do just as well, or better, and have more options.I have a wife and daughter, and my wife isn't down with the idea, but when I was younger that is what I did and it paid for my housing and living all though college.
