The subfloor and wall plates were saturated and rotting.Here is another picture of the end of the hall under ultraviolet light - the glowing spots are intense urine stains:There was not a laminate floor in the place that did not have cupping from animal urine and the vinyl on the lower level had been scratched through to the subfloor in several spots.

I have a background in design both lighting and scenic for television... as well as the craftsmanship/contracting behind it... so I feel like I can bring a bit of a competitive advantage to bear in terms of value added.

The lowest level is half below grade and does have plenty of natural light coming in.  

Perhaps this course lights a fire under someone after they drop that much cash into the program. 

I'll check out our Habitat store (I can usually find good deals on lights there) but we use the big box stores (Lowes, Home Depot) for most of our items. 

I appreciate the replies, including the PMs I received.I think in the back of my mind, I knew it wasn't going to be that easy, but you never know until you ask questions...Beyond just the complexity of the situation, regardless of the risks, the other problem I foresee is that the "predatory" nature that might be construed from this could shine a negative light on my real estate rental business as a whole.  

Busy intersections with stop lights seem to work best.

I know, younger folks starting out spent all that time going to school and you hit an age where you feel like lighting the business world on fire with enthusiasm, what a bummer to be told you need to keep learning to make a good living!

I got in contact with one lady who was a relative of the owner and she tells me that the familys Lawyer warned them about the yellowletters and the receiving sudden contact from investors.
