I would make a few phone calls to some other real estate attorneys, and explain the situation to them and see what they say about your situation. 

Get your phone, have your numbers and pitch ready to go, and make some calls.

I've got the 12E Calc app on my phone which does the trick. 

First and foremost, you definitely want to return the landlord's phone call.

For instance, I've talked to one guy in particular from loopnet who advertises 25% cap rate and then on the phone he's sort of like "well.. you know... it's more like 18%"  Don't get me wrong, 18% cap rate is amazing, but why lie about something so fundamental on loopnet then tell me something else on the phone?

Well a cell phone bill and a utility bill.  

For my business i personally write off my cell phone, internet, some square footage for my home office and mileage deduction. 

My lease states as much, not that any tenant has ever looked at it again after signing it ;) We go over it on the phone before they sign as well. 

These considerations have their place but the cornerstone of the business is to market for prospects and drive leads to your phone.
