Hi, I’ve told the whole story in another discussion, but basically a tenant gave me a 10 day notice to break her lease and leave.

When I was home for spring break, I started to do some research on a house down the street from me that has been vacant for a couple years.

What dude is saying is no breaks, business as usual who cares about whatever hardship you may be having.

It heals your mind, your body and your spirit.

I am a relatively new real estate investor as well...and agree with a lot of the advice on this thread...and would add the following.1) make sure you have 3-6 months reserve in case you can't fill the vacancies.2) if you dropped the rent below market ($100-$200/month) would you still be break-even or cash flow positive? 

If you don't you may end up finding the body of a crazy old cat lady with 50 cats in one of your units.All pets need to be spayed and neutered to prevent a house full of puppys/kittens that they finds to cute to give away. 

Once we find a deal that we think is worth looking at we break down the numbers for 15% and 20% and 5% and 3.5% programs checking the program requirements and loan limits for each program before sending it to clients. 

I cant' seem to make my mind up and figure out whats most needed and what is sufficient to what i can afford. so the break down from several contractors. 

It’s a good deal, I’d be breaking even if I house hack but I know the equity is going to be awesome as the location is excellent .... except it’s across from a cemetery.

What could be done other than breaking the policy and continuing construction?
