If I am speaking about it, it is most likely not from anecdotal evidence and rather it is from scientific research. 

I know appreciation is important but I'm heavily weighted towards cash on cash returns and evidently it's just not that strong in Phoenix or in the surrounding area.

If you're just evidently not competitive after you've seen that many, they're going to rapidly lose interest.I steep myself in macroeconomic content and one thing I always try to explain to my clients is that returns are a function of interest rates.
