First, for every tenant you say "No" to you are giving up an 8.3% per year rent increase that costs you zero dollars to implement.

I've read the BRRRR book and thats what we are implementing.  

Maybe when legislators find out there isn't enough affordable housing provided by landlords they will realize what a big mistake they have made.I'll take a guess that this in in California where businesses are being forced to close their doors because they can't afford the high cost minimum wage and also can't afford automation products either.

If you can nail everything on the head that an appraiser values/looks and implement it during rehab, you'll get a higher appraisal. 

In one of my rentals, the Condo Property Management implemented new leasing procedures requiring a lease to be renewed every year, updating Owner/Tenant info and signing a rent payment assignment, as well as Tenants ID or Drivers Licence, Credit info and background check results.

Long term goal for both are to automate them but I want to build capital through real estate flips in the short term.

The San Marcos facility employs more than 1,500 full-time workers, though Amazon continues to introduce more and more automation into its facilities.
