I've asked around to some friends who live in areas with homes valued around $100k so I do have a few areas in mind, but any help on how to gather more info and what else I should add to my list would be greatly appreciated.

Yes, there's a lot of variation in that area, you would need to provide the block number or the actual address to receive an accurate "valuation".

They also have some forecasting data(estimates) for next 5 or 10 years, and they seems to be accurate at least for our investment areas!
