The tenant mixture includes and adult daycare, two law firms, tax/accountant, home health care, guidance counselor, and cell phone towers on roof for At&t and T-mobile.

I'm running #s for a mobile home park just near Flint about 1.5 hrs from Metro-Detroit where I live.

Your experience may be a little slower based on current market prices, but it can be done.Definitely look at larger properties, particularly mobile home parks and self storage where you can scale faster and get a better return.

I was just tentatively approved for financing on a package of 10 SFR and 4 mobile homes.

Mobile home parks had waiting lists to get in since they were full. 

More sophisticated wholesalers learn that having the right buyer for a specific deal means you will make more money, for example, an investor that loves 3/2/2's, block, 1970's builds in a specific neighborhood will likely pay more for that type of property than a mobile home or condo investor will.
