If it was in a location that I thought would  be easy and convenient to rent to, I would consider the layout, age and legality of the building.

There is no hard and fast rule, and there is no experience that defines them all.What it comes down to is a gut feeling whether this person will do right by you, or whether they won't.

Basically what it boils down to is changing foundational beliefs that have been passed down generation after generation.

Nonetheless, my inclination would pretty strongly be not to.

See if the population you are renting to is stable and if the area is going up or downhill.

There are no comps, but the closest I can compare it to is prime location restaurant lease deals.
