I did it by bringing rents to market value, reducing delinquency by improving tenant performance, developing and implementing a water conservation program, installing temperature limiting thermostats, developing a a/c condenser maintenance program, installing solar screens on all windows to reduce heat input into units, renegotiated service contracts to reduce cost, and on and on.....  

Daily tasks include checking Craigslist for new properties (Automated with IFTTT), setuping criteria in Zillow, Redfin, Realtor dot com to send you daily listings immediately, and calling incoming leads back. 

New school from the sense of you can implement some very cool tools to help you keep in touch with more people in a meaningful and authentic way then one could before without using these tools.

Next flip, make sure you stick to your plan, implement improvements from the previous flip, and sell fast at the end to move on to the next project3.

The good thing about using a software (like Quickbooks), you can automate certain things which will save you some work. 

I called the automated phone system for Wells Fargo and it indicated that the mortgage was now current. 

You need automated processes.

I would love some insight on this and also on processes you have automated into your own business! 

The seller has their tenants pay by check and there is no automation today. 

That will be HUGE if you can find ways to implement their ideas.
