If you are selling this property as an investment, any buyer is going to want to see historical financials, a copy of the lease, and likely financial info on the tenant to gauge the level of risk the tenant itself adds to the income stream.

Even if you are able to self insure for the replacement cost of the dwelling you should always remember that your liability exposure is limitless so for the liability reason alone you should always insure and have enough liability coverage on the policy and an umbrella policy to be safe.

Mostly all small business owners in SF.So about the same time I believe it was Datsun ( before they rebranded to Nissan) that came out with the first 0% auto loans so they were advertising those as well so 0% was going main stream.. and you see the auto industry never let that die out totally.

Some companies can do this on a single policy, other will need to issue you a homeowners policy + a Rental dwelling policy.2)  If the property is in an entity other than your personal name, you will need to have both properties insured as Rental dwellings and write a renters policy for your personal liability and personal belongings.As always, it's in your best interest to have your tenants carry renters insurance.
