“Targeting” certain renters based on type of job is a fair housing problem. 

Their job is to make the financing work for you.

its a tough job.. and you need reserves .. however if you put in your time and build up your clientele baseat about 5 to 7 years maybe 10 almost all your business will be referral. 

While it is lower today it remains to be one of the highest cities in CA with limited job opportunities.My advise is expect for contingency putting reserves in the right places.

Clearly I can't expect anyone to magically connect a neutral wire but I'm wondering if anyone has ideas past battery powered lights to give these guys some light.Of course... being from Africa living in a tent they live that way here too and cover the windows and walls entirely.

I would keep track of everything in a spreadsheet and evaluate it during and after the job is complete.

Pay off student debt first and find the highest paying W2 job you can.
