If a lease is not signed and she vacated then that is the process for moving her out.

If you get a good one they will charge you a pretty penny for your first deals, but also expect that they may need to coach you a bit through the process before you find your legs.

Anywho, I have no experience dealing with this process. 

So I'm in the process of looking for my first flip and plan on using a HML for the financing...question I have is when my agent is asking if I'm using financing or cash, what do I tell them?

From searching online I haven't got an answer the actual process if I can remove it, every blog says talk to a lawyer, it survives tax deed and purchaser will be liable, but it doesn't answer if I buy whats the process to follow and if its even possible to clear title other than being responsible for the amount.the property is worth around $800-900k, Auction starts around $80k, given the hassles involved, I wanted to know how much it would cost in addition to tax deed purchase to get a clean title.
