It's part art and lots of science (especially measuring results and acting on the measurements.)

I don't want to break the bank but I really need that modern look.

Some will be remodeled and some will be all original.While I think the expression, "it's not rocket science" is way overused in REI, it doesn't mean you don't have to think and be smart about how you do the business. 

Drywall everything above that with a no mold ,water resistant sheetrock and paint it with a couple good coats or three of good enamel paint to keep moisture away.Best part of a demo to the studs is you can replace wiring,drain plumbing ect as well as upgrade to a modern light/vent that is ducted all the way outside and insulated to prevent condense inside.

Others have told me for example stick to all white and gray while others have said to go crazy with colors and make it UNIQUE…  thoughts on modern vs chic? 

@Tim Puffer  Buying/selling a property is not rocket science, and involving agents increases expenses to buyers and sellers.  

Making money is an art as much as it is a science...you do not have to listen to a mantra to raise your money consciousness.

I see a lot here that are around that $40-$60 (even less) number that would take $5-$15k to get modern and current.

I had to google "FAFSA"...Well, My Master's in Engineering Science was done here in the States but I had to pay every penny of it :)Thank you for your indication.
