My suggestion is that you look up the army's BAH for E-5 and above with dependents and base your rent off of that.

@Lois Walker empty lots are not reported on Schedule E like a normal rental.

If that's the case, and ownership of the property between you and the main road changes hands, you might be at risk...I'd spend a couple hundred to consult with a R/E attorney unless you are already confident that's not in play at all.
