For cap ex, you can create a spreadsheet for all the building components, their cost to replace and divide each by their respective lives to estimate monthly/yearly cap ex.

I would also rephrase the components of note investing:1- sourcing and financing notes2- due diligence3- Working them out4- DispositionThose 4 can be broken down into smaller blocks, and different vendors are good for different things, for example a company that pulls title is good for sourcing and due diligence, while a servicer is more about working out the notes.Follow Bob's advice and go to these conferences.
