Neither one is a good investment if the rents you provided are accurate.If the rents are below market and you can get them high enough to be 1% of property value you are getting into the ball park of actual positive cash flow.

Fortunately my brokerage passed on enough leads to make some deals happen and get the ball rolling.

in most counties in CA you would be lucky to have one or two houses in a year actually make it all the way to the sale.. either lender redeems owner redeems or someone pre tax sale snags it. as for these little strips of land  just do nothing.. they only have value usually to a neighbor and the neighbor just use's it anyway.. who is going to spend the money to go out and re fence off a strip of land just to keep someone off of 5 feet ... unless its critical area. then its another issue.back in the day it was quite common for developers who sold land housing tracks to just let their odd ball lots or remainder strips go to tax sale..

While nobody has a crystal ball, I think that having deep knowledge on a market and strong local relationships in that market are some of the most effective ways to attempt to predict the future of the market.

Although I knew it was a low ball offer and didn't expect my first offer would be accepted, I was still pretty excited pursuing my first REI deal. 

So now I again quit my good paying job, got my license in Florida in Sept. of 2017, but now life threw me a curve ball, met a great girl which now is my wife and move my behind to Georgia, I am currently working towards obtaining my license in Georgia.
