@Brandon WhiteThe illegal rental unit situation Mike is referring to is typically brought about by a property not adhering to fire code, and/or rental licencing standards.In London you're required to have a fire safety inspection of the property before you're able to get a rental licence from the city.Example: You purchase a decent duplex, but when you go to get a rental licence for the property you fail the fire inspection.

Some assumptions made on the spreadsheet: property tax is 1.5% of property value, PMI is .5% of property value (I usually leave it in my calculations even if the down payment is 20%, additional conservative safety cushion :P), Agent commission 3%, vacancy 7%, capex 7%.

Make sure security lighting is good at night as well for safety of your tenants, to prevent illegal dumping on your property, and for helping keep illegal activity from happening in your parking lot ( drug deals ) etc.No legal advice given.
