If it is value-added or opportunistic (i.e. heavier  improvements or development) then the majority is expected to come from hoped-for price appreciation.

It is a nice, quiet neighborhood with good schools right across the bridge (about a mile away) from downtown New Brunswick which is a city home to Rutgers, RWJ Hospital, Johnson & Johnson, NJ Transit train to NYC and a lot of development going on including a brand new theater and a huge development project at the train station which will include shopping, food and apartments.

Oregon Is mean to us developers tax wise..But that does not slow down the great growth here and building opps.. its spectacular  for guys that cant compete say in the Bay area were values are so astronomical..
