I'm not in Toledo, but watch the sizes on the W/D if you put them in.Some are more single person oriented, and some for more people.If you rent to family, a tiny W/D will not be much of draw to rent the place.If your close in competition is offering W/D vs W/D hookups, you will most likely have to lower rent and be sure you are renting to someone who can afford a W/D (STACK).1) As to the vent, check local building code and follow it--it may not be possible or it may be possible.2) Water feed hoses have a service life--if you exceed that, they may break and pour A LOT of water onto the floor.3) To lessen the likelihood of dryer vent fires, the dryer vent will have a Service Schedule for lint clean out (at a minimum, what it says in the dryer manual).You might want to put these last two on to the renter as their responsibility, but that brings more risk than if you DIY.Good Luck!

Quality > Quantity is the key hereI know guys with lots of doors who bought subpar stuff and they generally pay for it one way or the other (bad tenants, losing money on liquidations etc) because, more often than not, emotion (As Jon Kelly said, fame of a 1000 doors > 20 doors) gets in the wayBeing well capitalized (partners, LOCs etc) is great but what's even better is when you buy a deal with solid financials and fairly low, well-measured risk going into it

Nope..... the credit they receive rarely meets the quality or quantity of work they perform.IF you have someone you truly feel is qualified to do the work, then hire them to do the specific work..... that $$ is TOTALLY separate from the rentGuy mows lawn for a living...ok....what do you charge per house?......

we have the last house in that area that can go 4 stories all new builds are going to have a tough time getting sq ft on all those tiny lots in that area..
