For my rentals, I often have to shift funds between personal and business when funds run short.Getting a mortgage via an LLC is more costly, if you can get it, and you have personally guaranty anyway.

If I had a real estate license I could immediately shift gears into listing mode and get a listing contract and work to find a buyer for their property which I could not do as just an investor.
