James Sloan "Doors Syndrome" in Real Estate
15 February 2023 | 27 replies
Quality > Quantity is the key hereI know guys with lots of doors who bought subpar stuff and they generally pay for it one way or the other (bad tenants, losing money on liquidations etc) because, more often than not, emotion (As Jon Kelly said, fame of a 1000 doors > 20 doors) gets in the wayBeing well capitalized (partners, LOCs etc) is great but what's even better is when you buy a deal with solid financials and fairly low, well-measured risk going into it

In my market you can drop two deals a year and easily net half a million - so I focussed on quality and not quantity.

Period.Anyone can find and fix and even sell you a house these days. Not many can manage them well and honestly. So for all of you worrying about me or any other leader in the turnkey industry getting hit by a bus.It doesn't really matter if we do as long as there is a solid property management team in place with professional staff that can continue looking after your investments. The biggest and best turnkey companies in the country (We are still a tiny fish and no where near as sophisticated as some) have full blown departments with leadership roles and detailed processes, systems and manuals that probably work better when the founders and owners don't even get involved. This is something that we are striving for also.So for the time being, you will still see me poking my Dingo nose in everyone's business.I'll leave you with this:Have no fear, because my team is here.
James Wise Cities in America with the WORST Landlord Tenant policies

My point with this is that with everyone saying that the politicians are pandering to the tenants here it seems a little obscure to even be on most people's radar, and even if it was it would be of little to no importance, except to scammers, and call me naive but I would like to think that they are a pretty tiny % of any voting block.I understand the principle of it, it is the tenant's money and it is being held by another party.
