Got it done faster and cheaper in the long run.The only thing that seems to pay off is sometimes the HVAC coverage works out.

It has no cell phone coverage or currently a grocery store, but if those two things change, the market will take a big jump up.

If you are terminated for any reason other than gross misconduct (wink, wink) or lose coverage due to a reduction in the number of hours of employment, you may become eligible for 18mo of COBRA continuation coverage.  

Here is how I think of it from most basic to most complex:1) Good management - Don't do stuff to get yourself sued2) Be nice - Average doctors who are nice get sued less than good doctors who are mean3) Have insurance - Ideally get $500K or more of liability4) Have a mortgage - paid off properties are lawsuit magnets5) Get an umbrella policy - Extend your liability coverage to $1M or $2M6) Entities - Use of LLCs, trusts, and holding LLCs   How much effort you want to put into this should also reflect your  situation.

While it would be great to work with someone local, I am open to working with a company that can provide good coverage at a reasonable rate.

A key indicator is the amount of cash flow vs your payments (Debt Service Coverage Ratio or DSCR) The higher your investment income relative to your financing cost the safer. 

I assume as long as the property cashflows well and my debt coverage ratio is good (I usually shoot for 1.6 or more), then it won't matter, but I'm not sure. 

Let's address each separately:SEWER LINE LEAK:If you have "Service Line Coverage" or "Utility Line Coverage" that would likely apply to this scenario. 

Columbus has so many great spots, but I love the Clintonville, Short North, Old North, and Dublin areas... but that's definitely not a comprehensive list!
