When I was in your spot, I just sent out some yellow letters to these prospects and started fielding calls.

She rushed us through the inspection, "forgot" the keys to the crawl space, and then said she had a lunch date she couldn't miss.

I'm sure many of you have been in my position now and are in that spot now where you can give. 

But, it is important to understand the insurance company's standpoint, which is if they covered you for tenant damage your would have less of an impetus to do your due diligence, and that puts them in a bad spot. 

I'm sure members here in this forum found themselves originally in a similar spot.

There is alot of opportunity there, and very concentrated on hot spots that will grow very quickly.  

I think this article is actually spot on & calls out the bigger issue that a lot of people buy houses that they think they can afford only to become house poor.
