As far as topics go, I'd be most interested in hearing hyper-specific Austin topics, such as how to navigate the local permitting process, what are the newest and most impactful projects going up right now, how is current and pending local legislation affecting our business, etc.

It's a baby step in the grand scheme of REI, but it it can and should have an immediate impact on your situation, and this will get the hardest step out of the way; the first one. 

The currency risk has a huge impact. 

I am hoping the school district she works with will allow her to come back to work in September but I am doubtful at this point with the way covid is still impacting not only schools but every industry. 

I want to see how this would impact my net worth 10-15 years down the road.

It's located near great schools (Chestate Elementary, North Forsyth Middle and High School), last 4 rentals were leased within a month of listing especially with Covid-19 impacts, low vacancy approximately 4%, and is located in a rather afluent and safe neighborhood. 

"Jumbo" loans are ridiculously hard to qualify for now, relative to just 3 months ago (Mortgage Credit Availability Index has seen a 60% drop in "jumbo" loan availability, VERY rapid), and widespread availability of "jumbo" loans (with sane/reasonable underwriting criteria) is needed to support those $1m+ SFR price points.Price points that are Fannie Mae non-jumbo price points will be the least impacted, if at all.

Also a lot of place are cutting their HeLOc origination and placing more restrictive guideline for people getting even a primary loan or HeLOc, how do you guys think this will Impact the market of RE???
