I have benefitted from market appreciation on my BRRRR but even with the market appreciation on top of the forced appreciation I have yet to get all of my invested money out via the refi.

Hey @Greg Tomita, I haven’t had any one-on-one experience with cleaners or handyman in the Greater Phoenix area, as of yet (I opertae a few STR dwellings in Europe and will be expanding to top vacation locations in 2018)  but here’s a simple search query listing more service providers than one could handle.

For example, he borrowed $25K, paid me $3K in "interest", now I foreclose, have my purchase basis as $22K now, and am adding the costs of rehab and the foreclosure itself as part of the depreciable basis on top of that $22K, then will have my total basis here soon right before I put the house in service.
