You have a few options, LOC which will also be based on your net worth, vs secured refinance, I'd just compare the cost and speed of capital for each.

Hi, I'm about to make my first offer on a house.What I have analyzed so far(It will be an Airbnb type rental)- cashflow (for sure)- prices of comparable properties in the neighborhood- amount of property tax- amount of insurance- amount of utility cost- zoning- location, neighborhood- reading reviews of nearby airbnbs- neighbour properties and their future plans- rules for said property around STRWHAT DO I MISS????

This seems like the best approach for example a condo/townhome in FL because you can find low purchase prices, as in a comparable growth market like the Carolinas or TX.Does anyone have experience with starting out in short term rentals like this vs.

Instead of determining a player’s value relative to its team (wins above replacement) can there be a singular numerical value that contains pertinent market data (appreciation rates, population growth rates, etc) applied to a specific properties intrinsic metrics, compared relatively  to a predetermined market size…bundled up in a singular value metric?

At the current $2,290/m rent, the property will still have expenses like property taxes, insurance, plus HOA fees which are all likely high in CA, so the cashflow is probably pretty low compared to the $500K equity.

At this point in time, I can't justify investing there when I can deploy slightly larger amounts of capital at a comparable price to rent ratio in parts of the SF Bay Area.

So look at what the payment would be at those loan to values, compare that to what the rents would be and decide if the additional cash flow with the additional properties would look like?

I would also recommend using BP (Biggerpockets) calculator to compare the SFH and Duplex to see if the numbers work out for you.
