The property manager is taking his sweet time because I’m terminating their poor service and there is no incentive to inspect quickly and turn the unit back to me since legally they just have to refund the deposit to the tenant within 30 days.

Not sure if Perkins is the usual meetup spot but just thought I might throw that out there since I can get everyone a discount and the seating environment is pretty nice! 

There doesn't seem to be a glaring weak spot which would throw the supply/demand situation into a radically different state than it is now.We seen for years now that supply is not keeping up with demand here, and I've not yet heard a solid proposal to solve this issue.

You can ask your tenant to quickly clean the spot where the old appliance sat as soon as it is taken away and before the new appliance is brought in.

Pay off all your debts (everything thing) no car payment (sell it if you have one & buy a reliable one for cash), pay off your cc, when you need money for your income property you'll be in a great spot to maximize things...

Imo they are kinda a sweet spot and great place start.
