Can anyone advise as to what house flippers are paying these days in the Denver metro area for SFRs as a percentage of ARV before repairs?  

I also owned a Home Improvement company for 11 years and then from 1996 to 2010 owned a mortgage company then started rehabbing homes again for several years until I started buying non-performing notes.  

He advised to put everything in writing, specifically that there was an offer to help pay for alternate accommodations and that the tenants chose to stay, stating that they have been advised to talk to their family physicians to assess their personal risks, and have the property manager and both tenants sign.  

Is there a type of insurance we can carry or advise him to purchase that would cover something like that?

It seems to me there was/is a basic idea underlying the creation of the rules, that there should still be an opportunity to redeem in the event that the lien/deed holder chooses not to perform quickly.
