If a seller shows a lot of hesitation to enter into this type of agreement, there is a good chance there is something they are trying to hide.When requesting an estoppel agreement, ensure that it contains the following information:All tenant and occupant namesLease terms, including start and end dateRent amount and due dateSecurity deposit amountUtility arrangement (who pays, etc.)Appliances (who owns them, etc.)Pet addendum information, if applicableCurrent maintenance list, if applicableAny other addendumsBoth you and the inherited tenants should sign this document.

If they can't afford the 3 months I have on occasions allowed them to make the sec dep in a few payments.I will also get additional sec dep when credit looks marginal, or there are pets.

More or less like a thin pad-less carpet, and you can always roll them up to toss them at the end of a long tenancy (buy clearance/sales). 3) If you allow pets, I try and go cats upstairs, dogs downs (like to jump and play).

Smokers are not a protected class, stating no pets doesn't discriminate against anyone and requiring adequate salary to pay the rent isn't a problem either as far as I know since it is not a section 8 property.

They can get your home rented quickly but I question whether or not renters are properly vetted and GWM does not always pay attention to your desires (i.e. no pets).
