and his comment was the these reits and syndicators building new buildings like mad are in jeopardy... building costs have risen to 400 a foot for these buildings so a 1,000 sq ft 2bd 2 ba is running 400k out the door New mid rise construction... rents are 2.50 a foot  and tons coming on the market... he predicts a flood and lower of rent.. and with Syndicators and reits they are highly leveraged to the point they will see no returns and or He said he knows of the first one that is defaulting already on its mortgage.. cant get occupancy up and quick enough..

I fell in love with aviation as a child and wanted to be a airline pilot or professional pilot.. however mid 70s was not a time to get hired on in the aviation world so I started in RE.I have owned planes most of my adult life.. do I need them of course not.. but its something that I dreamed of and wanted.. could I have saved every penny I earned over the years and retired years ago sure.... but then I would not have all these great life experience's which are worth more to me than money in the bank...

I currently invest in small to mid-size multifamily apartments.

But the mid to low tier houses have maintained their prices very well.

I'm interested in learning the Montgomery County market, narrowing down a focus to a smaller area within that market, and buying a small to mid-size apartment building in the next 12 months. 

My intention was to do a mid-grade rehab (because we didn't have a lot of money), have my brother (who's been doing carpentry and rehab work for other investors' rentals) would do the work and my husband would help......well, we got ourselves into a little mess.

The closing is mid Jan, but my banker is asking me to get started on the withdrawal process at the earliest, which is this year. 

Location for retail is critical.If you have a mid line center between commercial nodes it will be harder to rent at lower rent per sq ft with mostly mom and pop tenants.
