@Aaron Lee Murphy yes not much money invested on my end , with pulling the pmi off would bring the payment down with a positive monthly , but doesn’t solve my buy out with my partner unless he finds someone to take his position and their in for a long term investment / at this point worst case i could sell pay him out and walk away with a nice profit and reinvest on my own .

Squirrels in attic cost me $350 for a week of trapping (came by every day to check Traps), but then they will sell you the exclusion service, where the solve the problem (construction gap) by installing metal alont the roof to gutter line (plywood does not extend all the way down and there is about a 2" gap, sometime covered bg the shingles).

You don’t want to set the precedent that you’ll solve their pet issues and pay for their pets.

Every day I'm facing a new issue, a new problem, a new complication to managing notes, and I get a kick out of solving the problems.

There is nothing like real world experience and while books can help, it is always different when you are right in the middle of something and you have to figure out a way to solve the problem.
